Foundation Repair can be Crucial

Foundation repair is crucial, yet often overlooked, by homeowners until problems become impossible to ignore. At Calculus Foundation Repair & Waterproofing, we understand the temptation to delay repairs, but putting them off only makes the situation worse, both in complexity and cost.

Foundation issues, if left unaddressed, can lead to unsafe conditions. While rare, the collapse of basement or crawl space walls can cause serious injury, and sloping floors create tripping hazards. Sticking doors and windows, which might seem like mere annoyances, can become a serious problem in an emergency. Addressing foundation problems promptly is essential for the safety of your household.

In addition to safety concerns, foundation issues can significantly impact your home’s functionality. Uneven floors lead to rolling countertop items, squeaky floors, and rattling dishes, creating ongoing inconveniences that detract from your home’s intended comfort. These minor but persistent issues can be a constant reminder of the structural problems beneath your feet. You deserve a home that functions as it was designed, without the interruptions caused by foundation damage.

Foundation problems can also decrease your home’s value, even when the damage seems minimal. Cracks in walls or floors often signal underlying foundation issues, making potential buyers wary and lowering your property’s market appeal. On the other hand, repairing the foundation will enhance your home’s value, stability, and safety.

Finally, the longer you wait to repair foundation damage, the more costly it becomes. Foundation issues worsen over time, leading to more extensive repairs and secondary problems like drywall cracks, countertop damage, and even roof issues. By addressing foundation problems early, you can avoid additional costs and make repairs more manageable, ultimately saving both money and stress in the long run.

Foundation Damage. How it happens & how to prevent it.

Foundation damage can be caused by several factors, but the two primary contributors are water and soil. The interaction between these environmental elements leads to various issues for your foundation.

Water causes the soil to expand, while dry conditions make it contract. This constant shifting can leave your home unsupported, resulting in structural damage.

In Michigan, the type of soil in your area can affect the specific foundation problems you experience. For example, the sandy soil of Northern Michigan allows for good drainage but can lead to washout, leaving the foundation vulnerable.

In contrast, Southeast Michigan has expansive soils with high clay content. When wet, clay soil expands, and during dry spells, it shrinks. This ongoing movement causes soil to shift, creating gaps that your foundation may sink into.

In addition to soil-related issues, other, less common causes of foundation damage include plumbing leaks and tree roots growing too close to your home, which can lead to cracked walls.

Sinking Settling Home Foundation Repair Helical Piers

Helical Piers

A Helical Pier System utilizes helical discs attached to the end of a steel pier, which is screwed into the ground under your homes foundation.   In southeast Michigan these piers most often find stable ground roughly 25-35 feet down.  However in some cases we have drilled Helical Piers more than 150 feet down before reaching the proper torque that indicates solid ground.

Bowing Basement Wall Reinforcement IBeam

Steel I-Beam Wall Reinforcement

When your basement wall has bowed or is bulging our custom wall beams can be used to prevent further inward movement.  The steel I-beams are positioned against the wall and sunk into the ground below the concrete basement floor.   Then attached above to the homes floor joists.   Using the correct steel I-beam is imperative to transfer a majority of the force into the ground rather than the homes structure.   Many of the competitors systems often cause additional damage to the homes floor structure.

Poured Concrete Foundation Wall Repair Carbon Fiber

Carbon Fiber Reinforcement

Carbon Fiber Straps offer an effective solution when space is limited. These straps, made with reinforced carbon fiber, can be easily installed in narrow areas to provide added support for your basement walls.  The installation is fast and non-invasive. By using durable carbon fiber straps and epoxy adhesive, the straps are applied directly to the interior wall surface. This process is entirely contained within the basement, minimizing any disruption to the rest of your home.

Foundation Repair Cost

The cost of foundation repair can only be accurately determined after a thorough inspection of your home.

Several factors influence the overall cost:

Foundation Type: Different foundation types require different repair methods, which can affect pricing. For instance, a crawl space with sagging floors requires a different approach than a slab foundation with similar issues, leading to varying costs for comparable problems.

Severity of Damage: The severity of the foundation damage plays a major role in determining repair costs. Fixing minor cracks is generally less expensive than addressing more significant foundation issues.

Soil Composition: The type of soil around your foundation can also affect repair costs. Expansive soils, like those found in southeast Michigan, expand and contract with changes in moisture, often causing major foundation problems that lead to higher repair costs.

Location: The location of your home can impact the price of repairs. Homes in areas with high living costs or strict building codes typically face higher repair expenses.

Ultimately, the cost of foundation repair is influenced by several factors unique to each home, including the extent of the damage and local conditions.
